Standard Surveys
We offer the most frequently sought surveys; Homebuyer (Level 2) Surveys and Building (Level 3) Surveys.
Homebuyer (level 2) Survey - This is suitable for most traditionally-built properties from 5-25 years old. Exceptions can be made for older properties up to 40 years old, but they must be in reasonable condition. Recommendations may be given to upgrade the survey level if not.
A Homebuyer Survey is a mid-level inspection providing a thorough overview of the property covering all aspects a homebuyer would need to know relating to its condition, H&S, fire-risks, environmental, and legal aspects. Relevant future maintenance advice is also given in this report.
Level 3 (Building ) Survey - This is designed for buyers wanting a deeper insight into a property's condition. It is recommended for run-down properties, and those older than 25 years, as well as non-traditional properties, and any with several extensions and alterations, like loft conversions.
A Building Survey covers all accessible areas of the property, and where necessary, the surveyor will check loft humidity levels and take thermal images of any suspected damp or cold-bridging areas to help develop an opinion on the issue.
As with the Homebuyer report, the level 3 report includes a traffic light grading system, photographs, researched maps, and other relevant data. It goes a lot deeper into the cause and effect in its analysis. Future maintenance advice given in this report is also typically more detailed than for a Homebuyer survey.

Although we don't offer a basic condition survey (known as a level 1). We can adapt a Dilapidation Report to suit you specific needs, say if you're a builder and already know how to address defects.
For a dilapidated property, please commission one of our dilapidation reports, that record, analyse, and detail an array of defects, with advice on where to go to remediate the issues. This is usually sufficient to detail numerous defects for a cheaper price.

Although a basic review of the the EPC is given in both surveys, it will not be sufficient for some clients who want to modify their home and upgrade their appliances and EPC score as they need to know the costs and significance of any changes made beforehand. Therefore, we recommend adding an EPC review to the survey in this case which you can do by emailing us.
