Home Insight Survey
A seller-commissioned survey to equip them with some foreknowledge of their property's existing issues prior to a sale.
The Home Insight Survey is a “full and thorough” visual inspection as defined in the Residential Property Surveyors Association (RPSA) Survey Inspection & Reporting Standards. This would also be equivalent to a standard RICS Level 3 (Building) Survey.
It is a game changer, as unlike buyer-commissioned report, this one is designed to provide valuable information to sellers, prospective buyers, a successful buyer, estate agents and conveyancers alike.
Whist providing comprehensive information about the property, it is intended that it is delivered in a concise form to allow readers to quickly identify key information, such as: -
Material Information Conveyancing matters Health & Safety risks
Property risks (primarily structural) Environmental issues
Climate change risks Renewables review
The Home Insight Survey:-
• Is based on a standard visual and non-invasive survey inspection, as would be undertaken for any
existing standard survey product.
• Does not include a valuation and is not intended for reference by lenders.
• Provides for full reporting of property defects, encompassing health & safety, environmental, conveyancing and climate change risks and information.
• Can be relied upon by the seller, prospective buyers, and the successful buyer of the property.
• Is accompanied by standardised Terms & Conditions created and reviewed by a specialist law firm.
• Is suitable for buy-to-lets.
The Home Insight Survey, unlike any previous report format, has been created to meet the needs of all the key stakeholders in the home selling and buying process.
There are many benefits that come with upfront, pre-marketing surveys. These include:-
For sellers it:
Removes the risk and cost of an abortive sale due to late discovery of defects.
Reduces the opportunity for a buyer to renegotiate down the price late in the transaction (assuming the issue has been managed, or the price already adjusted for).
Reduces stress by highlighting any issues at the beginning of the process.
Is likely to result in a higher selling price – fully compensating the cost of the survey.
Facilitates greater confidence in their on-going purchase budget.
For buyers it:
Allows them to make a fully informed purchase decision from the point of first viewing.
Removes the anxiety of defects becoming apparent late in the process.
Removes the risk and cost of an abortive purchase due to late discovery of defects (this is very common).
Alerts them to anticipated repair costs.
Avoids the cost of commissioning a survey.
In summary; if you are thinking of selling and want to get ahead of the game, a Home Insight Survey will put you in the driving seat, and the transparency of the property condition assessment will be appreciated by any potential buyer.
