Snag Reports
For New Builds
We offer Snag Reports for purchasers of newly-built properties. This service assesses for 'snags' that may have been overlooked and records the information an an easy to follow checklist.
They are typically commissioned at the end (or very near to) of the property's construction, or if you have bought a property without getting a snag survey, then it can be considered for that, so long as the property isn't more than two-years-old.
New-build construction quality is often taken for granted. In fact, they can vary considerably between builders, and whilst they generally all will meet Building Regulation requirements, there are often small issues, and minor defects that go unchecked, for whatever reasons.
It is crucial to report any defects within the warranty period to ensure they are rectified at no cost to the homeowner; however, they can sometimes be classed as non-urgent, so may not be addressed for weeks or months.
This can include defects like; door misalignment, loose fittings, paint drips, and surface scratches. Loose or faulty electrical outlets, dangling wires, plumbing leaks, or heating problems are also common. Masonry cracks and other structural concerns are also occasionally present that could develop into larger problems later.
Although they aren't usually enough to warrant holding the sale up, if not addressed early on after a move, they can lead to homeowner frustration.
Commissioning a snag survey before the sale is completed puts you in the driving seat as it will give you the ability to demand things be put right as a matter of urgency.
