Hi, welcome to Home-Run Surveys website, a residential surveying company based in Rhyl, North Wales. With a background in roofing and property renovation, I am a curious type, with a thirst for construction knowledge, and I also enjoy a challenge, so I'm probably well-suited for the industry!
The work I now do is satisfying as I enjoy being able to help people understand what they're buying, pointing out hidden dangers, and saving them money with my advice. I have straight-laced values when it comes to property transactions and don't believe that buyers should have to do work to a property that the seller should have done due to negligence or ignorance, unless allowances have been made for them, of course. Therefore, I like to be diligent when it comes to fault-finding.

Our bespoke survey reports are tailored to the specific needs of clients. They encompass detailed assessments using LiDAR (Light Deflection and Ranging) scanning for accurate room-mapping, thermal imaging photography and humidity analysis in lofts where necessary, to assist in predicting the warning signs of condensation and mould formation.

Homebuyer and Building Surveys - We offer homebuyer surveys and Building surveys (also known as levels 2 and 3) approved by the RICS (Royal Institute of Chartered Surveyors) and the RPSA (Residential Property Surveyors Association). They vary in advice given and time spent inspecting. We don't offer a specific format for a condition report (known as level 1), but can tailor our Homebuyer Report to suit your needs. Please contact us for advice on choosing the right survey level.
Energy review - For a deeper understanding of a home's fabric and energy appliances, we use RdSAP methodology. to interpret your Energy Performance Certificate (EPC) and advise on improvements to enhance its market value by upgrading its score. This report caters to the unique requirements of each client & residence, thus providing them with peace of mind knowing that the property is future-proofed for maximum efficiency.
Single-point defect report - This service allows the client to get an assessment and advice on a specific issue relating to their existing or proposed property, or the grounds it sits in. Examples include; wall cracks, wall staining, damp on a wall or around a window/door reveal, a leaning chimney, retaining walls, bowing roofs, walls, or floors.
Schedule of condition report - This service considers various scenarios, from assessing the condition of a leasehold property prior to the tenant moving in or getting it renewed, to getting a condition report before a neighbour begins some party wall work that could affect the structure. The survey records in detail any noted defects as well as health and safety concerns.
Buy-to-let survey - This service is applicable to houses and flats, whether your a first-time investor or experienced landlord. The report is an enhanced Building Survey, with the added feature of a 'Landlords Decent And Safe Home Review' section covering the 29 hazards identified by the Housing Health and Safety Rating System (HHSRS), property defects, environmental issues, and hygiene matters that could affect a tenant's health.
Buyer-commissioned survey - The Home Insight survey is a new survey product brought to the surveying market that equips a seller with the capacity to have foresight on their property's condition and gain a selling advantage by knowing about, and rectifying, defects highlighted on the report. It is essentially an endorsement for the sale price which is often rebutted by the buyer's survey findings. It can be relied on by the buyer and their conveyancer, as well as the estate agent, and reduces the chance of a sale falling through due to hidden defects.
Snag report - This is a new-build inspection and report that highlights defects or issues needing to be addressed before a construction project is officially completed. It is typically commissioned by the first buyer during the end of the property construction, but whilst other work phases continue. The report serves as a checklist to ensure tasks are completed satisfactorily, highlighting areas of poor workmanship, incorrect work, and breaches in building regulations. If you're the second buyer, even in the first two years, we always recommend that a Homebuyer Report be commissioned.
Dilapidation report - This is a short report that lists in detail defects at the end of a lease period (contrasts with a schedule of condition report, which lists issues identified at its start. It can be commissioned to list and evaluate a run-down property you already own. They are popular wit clients who work in construction that want to know the issues, but don't need a prognosis.
Building cost analysis - This service equips a homeowner or prospective buyer with an estimate of the costs for carrying out building work. It can either be added on to another service product if you plan alterations, or commissioned separately by a homeowner for a proposed project in the planning and want to know the cost implications. Our estimates are based on the Building Cost Information Services (BCIS) software used to get up-to-date regional costs for construction
materials.
Thermographic image report - We offer a thermal image capturing service to try and help locate areas of concern, or potential concern. This may be due to the presence of mould on ceiling edges, or detect cold-spots and draughty areas of the building's fabric. This service is more suited to properties over 25-years-old,;however, any property could have defects that lead to heat-loss. We present our findings in a picture report with a brief explanation of each image. Advice will be given if the cause of the issue is identified, or recommendations for further investigation if not.
Loft Timber inspection Report - This service covers looks for loft timber defects, specifically moisture, damp, mould, and wood boring insect (woodworm) indicators, Whilst no a structural survey, we will also look for any obvious issues and give advice on what to do or or where to go next. The loft humidity level is checked at various heights to assess the potential for condensation forming and woodworm attack, if not already present. A single defect report will detail the investigation and its findings with pictures and recommendations on ventilation improvement and moisture ingress remediation, where necessary.
