Buy-to-Let Surveys

(including HMOs)

We offer surveys to investors in buy-to-let properties bought for single occupancy, and also HMOs for multiple tenanted lets.   

These are essentially building surveys with the added benefit of a Landlords Decent And Safe Home Review covering the 29 hazards identified by the Housing Health and Safety Rating System (HHSRS). 

This includes; property defects, environmental issues, fire-safety, plus hygiene and Health & Safety matters that could affect the tenants. 

This latter also relates to condensation, mould, and ventilation; issues often affected by our modern way of living. This has been brought to the forefront by the introduction of Awab's Law in October 2025. 

This legislation is aimed at improving living conditions in tenanted housing., whereby landlords must address reported issues of damp and mould within strict timeframes.

If you are a landlord, and are unsure whether your property will fail a HHSRS inspection carried out by the government environmental health officers (EHOs), then please get in touch to arrange for a survey.

Failing a HHSRS can lead to the local aurthority to take action, anything from issuing improvement notices, prohibition orders, emergency remedial action, or hazard awareness notices. 

In some cases, a tenant or the local authority can apply for a rent repayment order, which could mean they could get back up to 12 months' rent.  This should be an incentive for any landlord to get their house in order!
