Decaying timber can affect a roof structure in many places if not spotted early on. If you smell mould in your loft space, then it is likely that it is well established and is potentially decaying slowly over time, or is literally rotting from moisture. 

After an inspection, a single-defect report is written up to explain the findings and give advice on the causes, and how to remediate the issues. 

This may entail replacing some or all the timbers, the introduction of tile and eaves ventilation, or possibly a further investigation from a WBI or damp specialist, if heavily present.

Loft Timbers (Mould and WBI Threat) Inspection

All properties have the potential for moisture ingress via tile and flashing gaps, as well as roof edges. Such defects are common to see on older properties, and if not spotted and remediated, they can lead to timber weakness from mould and woodboring insects (WBI). Bothe are attracted to high humidity and moisture levels within the timbers.  

Whilst it is often no possible to check every timber, a humidty level check, coupled with a damp meter analysis of some timbers can usually either find actual issues, or the potential for them.
